How to buy a home in Queensland in 6 steps

How long is the cooling-off period when buying a house in Queensland?
The cooling-off period is 5 business days for residential private treaty contracts in Queensland. It starts the day you receive the contract signed by both parties and ends at 5pm on the fifth business day. Auction purchases have no cooling-off period. If you terminate during cooling-off, the seller can keep 0.25% of the purchase price.
Do first home buyers pay stamp duty in Queensland?
Eligible first home buyers pay no transfer duty on a new home, or on vacant land to build one, for contracts signed on or after 1 May 2025, with no value cap. What is a Form 2 Seller Disclosure Statement?
A Form 2 Seller Disclosure Statement is a document Queensland sellers must give buyers before the buyer signs a contract, required since 1 August 2025 under the Property Law Act 2023. It discloses title, encumbrances, zoning and rates. If the seller fails to provide it, the buyer may have a right to terminate the contract.
Do I need a building and pest inspection when buying a home in Queensland?
Yes. A building and pest inspection identifies structural issues and termite activity before you are locked in. The Form 2 disclosure does not cover building defects or flood history. On a private treaty contract, make your offer subject to a satisfactory building and pest inspection.
